Cornwall - St Petroc: Detailed Specification & Floor Plans

St Petroc is a 1927 bungalow set in grounds of a quarter of an acre, with extensive Atlantic views over the Camel Estuary and Polzeath Beach.

 

The Hall with desk, night storage heater, Wi-fi router and cordless landline telephone, provides access to all rooms.



The Living Room (22’ x 13’ 6”max) features two picture windows, giving wide panoramas over the mouth of the Camel Estuary. The room is furnished with  sofas, a day bed (full size single), armchairs, a partner’s desk, side tables, a large bookcase, bookshelves, telephone, Epson USB printer and a 32" flatscreen TV with freeview box and connections for tenants' Sky digiboxes. (The room is heated by fast-action convection heaters, which are available to heat any room in the house.)



The Dining Room (10’ 6” x  9’6”) features a full height upvc-framed sliding window to the Patio, giving good views of Stepper Point and Gulland Rock, and is furnished with an extendible dining table, chairs and Yamaha upright piano (which guests are invited to play).



The Patio immediately outside the Dining Room shares the same view and faces the prevailing wind, yet is remarkably sheltered and also catches the sun. It is furnished with three tables, chairs and a large parasol for summer use.



Annexed to the Dining Room is The Summer Bedroom (7’ 6” x  9’ 6”). The tiniest of twin bedrooms, this is furnished with bookshelves, 32" TV and freeview box. This room is prone to damp and we normally advise guests to avoid sleeping here in the winter, unless the room has be well warmed up with a convection heater. It can then become quite snug... NB This room is closed off by a curtain, but it leads from the Dining Room which is closed off by a door.



The Kitchen (20’ 7” x 10’ 4” max) is built round an oil-fired Rayburn stove (currently out of use). It is divided into two sections: the larger with the Rayburn, Bosch fridge & dishwasher, Panasonic microwave, hi-fi system, toaster, dresser, cupboards and airing cupboard; the smaller with double drainer sink, washing machine, Indesit combi gas hob and electric oven. There is also an immersion heater. The small table (by the east-facing window overlooking the garden) is for breakfast use, etc.. A walk-in Larder and the back door adjoin.     

   

St Petroc has 3 other bedrooms:



The ‘Mid Ocean’ Bedroom (13’ 4” x  8’) is a west-facing double bedroom, with views over the garden to Stepper Point, furnished with a 5’ double bed, chest of drawers and built in wardrobe.



The ‘Marbella’ Bedroom (12’ x 11’) is an east-facing twin bedroom with views over the side garden, furnished with two twin beds (which may be put together as a double bed), full size double bunk bed, bedside drawer units, chest of drawers, wardrobe and bookcase.



The ‘Muirfield’ Bedroom (12’ 8” x 12’ 8”) is an east-facing twin bedroom, with views over the side garden, furnished with two twin beds (which may be put together as a double bed), built in cupboard and chest of drawers.



The TV Room/Living Room day bed allows for additional sleeping accommodation, if required by the size of the party staying.



There are 2 bathrooms: The Blue Bathroom contains a power shower, bath, WC and basin with shaver unit; The Yellow Bathroom comprises a bath with shower attachment (low pressure, just for wetsuit washing, etc) and basin; this bathroom is normally used for washing wetsuits. A separate WC adjoins.



The lawned Garden (which includes parking facilities for up to 4 cars) amounts to approx 1/3 acre. Across the lawns, carefully positioned trees and shrubs abound, through which paths lead to smaller outposts with widespread sea views. The layout of the garden creates the wind shelter effect experienced on the Patio. The owner stores furniture in two shipping containers placed within the trees and out of sight from any room in the house.



The Garage is used primarily for our personal storage, but also includes a second fridge-freezer and clothes dryer; the BBQ is stored here when not in use. The old external WC has been decommissioned.

IMPORTANT NOTE

Unlike our other villas, this house is run down and one often can sense the damp, especially out of summer. The description 'run down' also means that some parts of the house do not look clean, despite the fact that they have been cleaned: they are just showing their age!! If you are looking for a modern villa (and/or not a sense of adventure, nor wallpaper in places off the wall), this is not the place for you. But nearly everyone who stays there (in some cases, once over the initial reaction to the foregoing!) doesn't want to leave.

Not recommended for the elderly, nor families with young children. Highly recommended for weather-beaten surfers, golfers, sailors and cliff-walkers and, out of the peak summer season, groups seeking a bit more of a roof over their heads compared to tents at the local camp-site for not much more.

Sleeps: 8 (+3) but please discuss with us if more than 8.
Changeover Day: Sunday for peak periods, flexibility at other times and for short breaks & special occasions.
Arrival & Departure: Arrival from 4:00pm, departure by 10:00am.
Bed Linen: only supplied by special arrangement (as is the norm for Cornish seaside holiday lets).
Towels: only supplied by special arrangement (ditto
).
Pet Friendly: By arrangement. Additional charges may be made for all pets, certain dog breeds not permitted.
Security Deposit: normally 25% of the rent minimum £300.
